Frequently asked questions

What is a good debt-to-income ratio?

36% or less is generally considered good. Many mortgage programs allow up to 43%, and some go to 45–50% with strong credit and savings.

What counts as debt for DTI?

Minimum monthly payments on loans and credit cards, plus your rent or new mortgage payment (with tax, insurance and HOA) and court-ordered payments such as child support. Utilities, groceries and insurance premiums usually don't count.

Is DTI based on gross or net income?

Gross income: what you earn before taxes and payroll deductions.
